Both official sources return the same four primary schools for all five of The Sen's addresses, and put them in the same bands. Bukit Timah Primary School is inside 1 km; Keming, Pei Hwa Presbyterian and Lianhua are in the 1 km to 2 km band. No supplied document makes the within-1 km claim.

How this was checked, and why the distance is measured the way it is
Two sources, not one. OneMap School Query and MOE SchoolFinder were each queried for every one of The Sen’s five postal codes on 13 September 2026. Both returned the same four schools in the same bands, five times out of five.
Home-School Distance is measured to a school’s land boundary, not to its address. The boundary column above is the distance from the development’s OneMap point to the nearest vertex of the polygon the SchoolFinder service returns for each school. It is why Bukit Timah Primary qualifies at all: its address sits 1,041 m away and its boundary 945 m, and a line drawn to the address would put it outside the band.
The band is what it is. It gives priority in Phase 2C of Primary 1 registration; it is not a place. Ballots still happen.

Trains
Hume, then Beauty World
Hume opened on 28 February 2025 as DT4, an infill station between Hillview and Beauty World, and it is the nearer of the two to The Sen: about 870 m in a straight line from the development’s OneMap point, with Exit 2 at about 900 m. Beauty World, DT5, is about 1,080 m. Both figures are straight lines, not walking routes.

The architect’s deck prints those five counts and does not say which station they start from. Beauty World is the only one on the line that makes all five work at once, so that is the origin named here; from Hume, add a stop to each. King Albert Park, one stop along, was announced as a Cross Island Line interchange on 20 September 2022 and is scheduled in CRL Phase 2 for 2032 — it is about 2,100 m from here by road.
The developer’s FAQ notes a bus stop on Jalan Jurong Kechil directly outside, with frequent services to Beauty World station. There is no shelter between the side gate and the bus stop, and no shuttle bus is provided.
Green
The park is across the road
Bukit Batok Nature Park is directly opposite on Jalan Jurong Kechil — about 544 m to the point OneMap names. From there the Rail Corridor runs north to Bukit Timah Nature Reserve, Singapore’s first forest reserve, and on to Hindhede, Dairy Farm and Rifle Range Nature Park. The old Bukit Timah Railway Station and Little Guilin are on the same network of paths.
NParks has works planned for Bukit Batok Nature Park — a boardwalk with quarry views, new plazas and a children’s play area — and the first phase of the Bukit Timah–Rochor Green Corridor, an elevated green walk linking the Rail Corridor to Jalan Kampong Chantek, is given in the architect’s deck as completing in 2027.
Shops and food
Beauty World, three ways
Beauty World Centre, Beauty World Plaza, Bukit Timah Shopping Centre and The Linq @ Beauty World sit together around the station, with the Cheong Chin Nam Road eateries behind them and Bukit Timah Market & Food Centre nearby. The Rail Mall is up Upper Bukit Timah Road at about 1.2 km, with HillV2 and KAP Mall beyond.
Two things in the architect’s deck are still marked under construction, and both were still under construction when this page was written: the Beauty World Integrated Transport Hub with the Bukit V mall above it, and the Bukit Timah Integrated Community Building, which is to bring a community club, a rebuilt market and hawker centre, an indoor sports hall and a library together on one site.
