The joint venture

Four developers, one company

The Sen is developed by SL Capital (8) Pte Ltd, a joint venture the architect’s briefing attributes to four Singapore developers: Sustained Land, the Ho Lee Group, H10 Holdings and Greatview Development. Three of the four have built together before.

Sustained Land Pte Ltd

Founded in 2006 and, on the developer’s own October 2025 figure, the builder of more than 3,000 residential units. Sky Everton, Casa Al Mare, One Meyer, Coastline Residences, 3 Cuscaden, Sturdee Residences, Tre Residences, The Poiz, Sea Horizon, 8M Residences and Regent Residences are among them.

Ho Lee Group

A construction business from the early 1970s that grew out of general plumbing work and was grouped into Ho Lee Group in 1996. It develops as well as builds — Sky Everton, One Meyer, Sturdee Residences, OLA Executive Condominium, 3 Cuscaden and Coastline Residences — and was a major sponsor of Viva Industrial Trust at its 2013 SGX listing.

Greatview Development Pte Ltd

A Singapore developer that works largely through partnerships. Sky Everton, Tre Residences, The Poiz Residences and Poiz Centre are in its portfolio, and more recently Chuan Park.

H10 Holdings Pte Ltd

The fourth partner named on the briefing’s developer page.

One figure moves between the two documents: the e-brochure credits Sustained Land with more than 2,500 residential units and the architect’s briefing, written later, with more than 3,000. The later figure is the one used above, with its date.

The team

Who drew it and who is building it

The name comes from the zen garden. The developer’s own rationale reads: inspired by the natural green embracing the residence, calling to mind the concept of the zen philosophy, and the emblem uses the familiar stones and rocks of a Japanese zen garden. The landscape takes its form from contemporary rice terrace villas — tiered green spaces, organic edges, planting that steps.
